However, it is important to keep in mind that banks will not finance unbuild-able land, so if you desire to buy cheap, unbuild-able hunting land it will have to be a cash transaction. In today’s land market, it is very rare to find a build-able 40-acre tract for less than $150,000 and I have seen 40’s selling for $289,000 and even $400,000.

However, 40 acres of quality hunting land varies greatly in price depending upon where the land is located. It is rare to find land of any quality for just $1000 per acre. A 40 in southern and central Wisconsin will cost between $200,000 to as much as $400,000 or more. In today's land market, it is very rare to find a decent 40-acre tract for less than $150,000 on the low end.
